Today: a landlord who makes $58,000 a year
Occupation: landlord
Age: 32
Location: New Jersey
Salary: $58,000 (approx. $2,231 per pay period)
Day One
After buying a new property for a steal, I quickly learned that the roof desperately needs work. I take some time to compare local roofing companies and find the best option for the house. I go ahead and schedule a free consultation to estimate the particular needs. In the meantime, I’ll contain the leaks with some spare buckets—complete with a quick trip to the local hardware store—and hope for the best!
Total: $15
Day Two
Some companies, like Alamos Gold, do an incredible job of diversifying their assets. In their case, they have four mines in spread from Mexico to Canada, as well as development-stage projects in Turkey, the United States, and other destinations. They also deal in precious metals besides gold, though it remains their primary focus. Lately, I’ve been wondering how my own business dealings could be similarly diverse. This second property is a great start, but I think the best way to really mix it up is to put some of my funds toward other investments. Even gold! I’m starting off with a few pieces of broken gold jewelry, which will kick-start my newest investment.
Total: $90
Day Three
Today, I’m not going to think about the upcoming roofing project or whether I’m making a good choice with my new investment in gold. Instead, I’m learning the ins and outs of everything I need to do for the party I’m throwing this weekend! To start, I’ll be following up with our caterers and the entertainment, a group of dancers. Then, I head to a nearby eatery, where I pay for meals for all 114 attendees. This party is one I’ve been saving for for a while!
Total: $2,280
Day Four
I head to my first rental property first thing this morning and make sure everything is in good shape. The boy I paid to mow the lawn clearly isn’t doing a good job, so I make a note to find a replacement. This house shouldn’t need a total roof replacement like the second one, but, if the contractor I’m considering is the best roofer around like he seems to be, I might just have him come make a few roof repairs here, too. After all of this, I treat myself to a generous meal at the nearest French restaurant.
Total: $57.50
Day Five
It’s time for some more party planning! I take some time to pick up plenty of decorations and other party essentials, like plates and utensils, then grab enough alcohol to keep us going well into the night. Only one more day until everyone arrives at the hall and we have an amazing time!
Total: $349
Day Six
Today is the big day! I head to the salon for a fresh cut and pick up a brand-new suit that I had custom-tailored. After following up with the caterers, I make my way to the hall myself. I’m there before any guests, of course, and I’m able to put the finishing touches on the space before the waitstaff even arrives. Soon after, my friends begin filing in, and we’re in for a wild, wonderful night.
Total: $432
Day Seven
I wake up absolutely exhausted from last night. I don’t even remember going to sleep, honestly. Fortunately, I don’t have any pressing appointments today, so I get to sleep in and order an incredibly greasy dish for a late lunch. After some Advil and electrolytes, I’m able to replay last night’s festivities and remind myself that I really did have a great time.

When it comes time to buy an engagement ring or wedding band, the task may feel daunting—and with good reason, since these rings are meant to last a lifetime. Those who are looking to buy an eternal symbol of love usually spend an average of $6,000 on engagement rings and half that when it comes to purchasing a wedding band. Ring sets are one of the most important purchases of a young adult’s life. The wedding ring purchasing journey can often suck the confidence out of you, but you can buy this important jewelry with smooth sailing if you follow these tips below.
You don’t have to match.
One of the most common mistakes when it comes to buying wedding ring sets is thinking that the set has to match. This is just not the case, and it is perfectly okay to want and have different styles. If you don’t want to match but would like some sort of cohesion between your rings, you can always think about buying similar styles or using the same metals. For example, you can have a unique design within the ring that only the two of you know about. Going bold is also a fun option, so if you want a rather large diamond or a gem with a unique design, go for it! If you have a particular idea, why not talk with a jewelry consultant who can help match rings to your personalities.
Take your time.
Do not wait until the last minute to purchase a ring since you will most likely end up with an item you are not thrilled with. For many brides and grooms, buying rings may be low on the priority list, but picking out your rings should be a joint process. It may be a good idea to talk about what styles each of you likes and what designs could be deal-breakers. Choosing to order your wedding band sets as early as possible is your best option for ensuring that you get what you want.
Don’t shop without a budget.
While we all would love to go out and spend an unlimited amount of money on gemstones and precious metals, that is not the reality for most, since most couples are paying for a chunk of their wedding. Make sure you and your fiancé set a budget, and stick to it. There is always a ring for your budget, so don’t feel the need to have to keep up with the Joneses. You might also want to spend more of your money on other items like product videography which will help you capture your special day on film. Hiring a photographer that deals with video production services can take a lot of stress off your plate since you know you will have the whole day covered. They can even get a close-up of those wedding band sets.
Know your size.
It helps to know the size of both your fingers before you head off on the hunt for the perfect ring. Many websites offer an online measuring tool to help you figure it out. Any jeweler can also measure you when you go into the store to browse. You want to avoid the unnecessary annoyance of having to resize. You should avoid buying a ring without seeing it or trying it on. You want to make sure you are getting a good deal and a genuine piece of jewelry.
Planning your wedding should be one of the happiest times in your life as a couple, and shopping around for rings shouldn’t damper the experience. Hopefully, with these tips and tools of the trade, you will be well on your way to find the perfect match for you and your loved one.

For more people, a house is one of the most expensive purchases they’ll make during their lifetime. Most people spend years saving up for a down payment and building the financial credit history required to qualify for a mortgage. Once you can afford to buy your own house, you won’t want to let your home fall into disrepair.
Maintaining your home can seem like a full-time job. Home maintenance is expensive, but your costs will increase if home systems break down and damage valuable items inside your home or other systems. Fortunately, you can use some simple strategies to protect your possessions and keep your home in excellent condition.
Invest in a home warranty plan.
A home warranty is a warranty plan that protects your home systems, appliances, or both. You can find a reputable home warranty company in your region by Googling “home warranty companies in Texas,” or wherever you’re living. Look for a home warranty company with reviews on their website and a good rating from the Better Business Bureau (BBB). With a home warranty plan, you’ll enjoy the peace of mind that comes from knowing you won’t be caught off-guard by unexpected repair costs if one of your home’s critical systems or appliances breaks down.
You can choose between multiple home warranty plans. You might opt to invest in the systems plan if your home has older appliances. The systems plan covers your plumbing, electrical, water heater, air conditioner, heater, and ductwork. Once you buy new appliances, you could opt to expand your plan to cover critical appliances, such as your refrigerator, dryer, washer, and dishwasher.
When a system or appliance covered on your home warranty plan breaks down, you can file a claim with your home warranty company. The company will send a technician to your home. The technician determines what repairs are required, confirms your warranty covers the repairs, and performs the repairs.
Maintain your home’s systems and appliances.
Homes need seasonal maintenance. Homeowners can prevent their home’s systems and appliances from breaking down by ensuring appropriate maintenance is performed throughout the year. For example, if your gutters are clogged with leaves and debris, water can pool on your home’s roof. When this happens, the water can seep through your roof and enter your home. Water can cause mold growth and rot support beams, floors, walls, and ceilings inside your home. Mold growth can cause health problems, and it’s expensive to remove mold once it spreads throughout your home. If your bedroom ceiling rots and falls, it could destroy the furniture it lands on, such as your dresser or nightstand. You’ll also have to spend money repairing your ceiling.
Pay for homeowners insurance.
Purchasing homeowners insurance is another way to protect your property. Homeowners insurance can cover the cost of critical repairs if your home’s damaged in a storm. You won’t have to worry about a tree branch damaging your roof or a baseball shattering a window with an insurance plan in place. With homeowners insurance, you’ll be able to afford repairs and prevent further damage to your property.
Invest in household safety.
You can protect your possessions and your house by investing in pest control. Termites extract wood from support beams, floors, walls, and wood furniture, while rodents can chew through electrical wires and start house fires.
Installing smoke detectors will also help protect your home from fires. If you install a home alarm, you’ll deter thieves from attempting a break-in, and you’ll also protect your home from fires. Security camera systems can respond when your home’s fire alarm is triggered and alert the fire department, which speeds the response time in the event of a fire.
Investing in your garage and bedroom organization is another way to maintain your home. When your belongings are scattered throughout your home, they may cause damage. For example, it’s important to store flammable items in a safe space. It isn’t appropriate to keep paint thinner in your bedroom or kitchen, but you can store paint thinner in a cool, dry garage or basement that has good ventilation. Disorganization in any room of your home could result in covered vents, making it harder for your home’s heating, ventilation, and air conditioning (HVAC) system to heat or cool your home. Consequently, your HVAC system will work harder to reach the temperature set on your thermostat, increasing your electric bills and decreasing the lifespan of your HVAC unit. Flammable items set near heaters and electrical outlets can also cause fires.
Investing in a home warranty plan and homeowners insurance are effective ways of protecting your home, home’s systems, and appliances from damage. You can also keep your home in excellent condition by scheduling seasonal maintenance and investing in your home’s safety.
